From 31 January 2022, HM Land Registry increased some of its land registration fees, for the first time since 2009.

What Changes have been made?

All purchases, transfers, leases and other applications for registration will be subject to the new fees.

For applications submitted electronically via the online portal, there will be increase of 11%, and for applications submitted by post, the fee has increased by by 21%.

If you do want to see an exact breakdown of the new fees, these can be found at Increase to HM Land Registry fees – GOV.UK (www.gov.uk)

Why have the Changes been made?

It is hoped that the increased fees will help the Land Registry accelerate its desire to become digitalised quicker. The hope is, that this will increase the speed and efficiency of the service provided.

The Land Registry has also announced that from November 2022, they will no longer accept scanned or PDF copies of AP1s for changes to existing titles via the HM Land Registry portal. The AP1 form is used by conveyancers to apply for a change in an existing title on a property.

A Positive move?

It is clear from the above changes that the Land Registry clearly has an intention to improve its game and improve its speed and efficiency. This will ensure applications are processed more quickly, and more accurately. Although the increase in fees may be unwelcome by some, it is definitely a step in the right direction, to ensure delayed registrations are a thing of the past.
